1940’s Three Bedroom House Rewire

Birmingham

The thought of rewiring your home can be galling! All that noise, all that dust, all that expense. Sometimes, not even knowing how you go about the process of having a house rewire can put people off.

A safe usable home is a must, and eventually, every homeowner will need to think about rewiring part or all of one of their homes during their lifetime. Here at A Bathe Electrics, we want to make sure that this process is as painless as possible for you. Not only do we want to do an outstanding job, but we also want to make sure you feel in control of the process. This can help you ensure that you end up with the outcome you desire.

Just recently, I was contacted by the client to give an estimate for a full rewire of their 1940’s period three-bedroom house. This has given me the opportunity to lay out the process that we go through at A Bathe Electrics. I hope that you find this helpful and that it will give you the confidence that the process of a rewire does not have to be as terrible as you expect.

1. A Guide Price

Whenever I am contacted by a client, I always give an initial rough figure. This was the case with this three-bedroomed property. Once the client was happy, I was able to attend the property to meet with the customer to find out their full requirements to give a more accurate quote.

2. A Detailed Consultation

Once all was agreed I was able to meet with the client before the start of the rewire to discuss the finer details of the work. We talked about the positions of the sockets, light fittings, loading requirements, types of circuits, and other arrangements.

3. Educate and Prepare

As mentioned in my article Everything you need to know before rewiring your homepreparation is key to help the job run smoothly. I made sure the client understood how to get ready for the rewire, everything from locking up electronics to prevent dust damage to ensuring the loft was accessible.

Preparing well means there is less chance the start of the work will be delayed. It will also make the project more cost-effective, as your electrician will not have to add on extra costs incurred from schedule slippage or unexpected preparatory work.

4. Timetable the Work

Just as a quick aside, it is sometimes necessary for house rewires to have two stages to the process. The initial “First Fix”, where all the cables are run through the walls, and then the “Second Fix”, when the electrician returns to put on sockets, lights, and fixtures. It is during the “Second Fix” that the fuse board is installed and tested. This two-stage process enables plasters and decorators to make good the walls after the electrical installation. Depending on the work taking place, your house rewire may require two stages to the process.

For this 1940s property, I was able to do both stages of the rewire together, vastly speeding up the completion time.

5. Communicate Throughout

During the duration of the rewire close communication was kept between A Bathe Electrics and the client to ensure everything could run smoothly. It was particularly useful when working around other tradesmen on site.

6. Present the Project

After the work was carried out and tested, a full walk-around of the property was done with the client to ensure they were completely happy and any questions they had could be answered before the final payment was made.

The client was delighted with the work. He says:

“I contacted Adam after buying our first home, a 1940’s three bed which needed a complete rewire.

He responded quickly and came round to assess the job. I was immediately reassured by Adam’s detailed assessment of the work and his ability to explain how the wiring worked and what our options were.

He was eager to understand our needs, answer any questions, and make sure nothing would delay the work. He also provided a detailed itemised quote based on our needs.

Adam put two weeks aside to finish the job and I was able to help with some of the prep and clean up work to save time.

The communication was excellent and we stayed in regular contact throughout. We were really happy with the result, a professional job done on a tight timescale, and it came in at the expected cost so there were no surprises!

I would recommend Adam for his communication, professionalism and reliability.”
